Sonora

At Banning Engineering, we have a brilliant Residential Site Development Team that works collaboratively with several Land Developers and Home Builders.   Our collaborative efforts span across Hendricks, Hancock and Morgan Counties, to name a few, and includes communities from Plainfield to Greenfield.  We have built strong relationships with many of these Central Indiana communities that allows us to deliver approvals in a timely manner and get our clients to construction quicker.  

A great example of our collaborative efforts, within a community that we have built a great relationship with, is the Sonora Development in Hendricks County.  Sonora is a M/I Homes community located just inside of Hendricks County at the intersection of Raceway Road and County Road 650 North.  A great “in‐fill” development between Eagle Creek Golf Course and The Branches neighborhood.  Sonora is ideally located with quick access to area attractions offered within Indianapolis and Brownsburg via Interstates 65, 74 and 465.    Sonora features many homes with pond views, a neighborhood pool and pool house, a playground, walking trails and sidewalks throughout.  Be sure to visit the M/I Homes Sonora website for more details pertaining to this great community.  

Banning Engineering’s involvement with the Sonora project started in 2017 when M/I Homes approached us with a vision for this development.  Collectively, we studied the existing topography and surrounding environments and began sketching concept plans designed to complement the neighboring properties.  After months of work and collaboration, the Sonora Planned Unit Development (PUD) Ordinance and Primary PUD Development Plan were approved in July 2018 by Hendricks County.  

With PUD approvals in hand, Banning Engineering hit the ground running by completing a full engineering design of the 274‐lot community which included the lot layout, streets, sanitary sewer with lift station and force main, storm sewer, and water main extensions.  Section One construction plans, and secondary plat were filed and approved with construction starting in November 2018.  The Sonora Development was an immediate success within the Brownsburg community, and M/I Homes experienced tremendous sales with the unprecedented housing demand.  Banning Engineering continued to develop construction plans for the remaining six sections. Section Seven, the final section, gained approval in May of this year and is currently under construction with an expectation to be completed this Fall.
